This approach allows for greater control over the construction environment, minimising weather-related delays and optimising the use of resources. The technique results in faster project completion times and reduced costs, making it an attractive option for various construction projects.

Prefabrication, an integral part of modular construction, takes the process a step further. Certain structure components are manufactured off-site, streamlining the construction process even more. These prefabricated elements are then easily affixed to the building on-site, contributing to faster assembly and reduced on-site labour requirements. This not only accelerates project timelines but also enhances overall construction efficiency.

As of 2022, the global modular construction market boasts a significant value of approximately US$91 billion. However, the trajectory is pointing upward, with projections estimating a substantial growth to US$120.4 billion by 2027. This impressive surge highlights the increasing adoption and recognition of the benefits offered by modular construction techniques.

Despite its relatively modest share in the broader construction market, the modular construction industry has experienced rapid growth in recent years. This surge can be attributed to the method’s ability to address critical challenges faced by traditional construction, such as time constraints, cost overruns, and sustainability concerns.

In addition to expediting construction timelines and reducing costs, modular construction aligns with sustainability goals by minimising construction waste and optimising material usage. The controlled environment in which modular components are manufactured ensures precision and quality, contributing to the durability and longevity of the structures.
